But for those of you thinking about selling, there is a specific date on the calendar that stands out from the rest. According to the latest 2026 data, the week of April 12–18 is officially the "Goldilocks Window."

Why is this week "Just Right"?

In real estate, timing usually involves a trade-off. If you want the highest price, you often have to deal with the most competition. If you want a fast sale, you might have to sacrifice a bit of equity. The Goldilocks Window is the rare moment where those lines cross in your favor:

  • Peak Pricing: Nationally, homes listed this week can command prices about 1.3% higher than average. In our neck of the woods—from the craftsman homes in Portland to the single-levels in Newberg—that can translate to an extra $5,000 to $7,000 in your pocket.
  • The Competition Gap: We know the "May Surge" is coming. By waiting until late spring, you’re competing with a flood of other listings. Listing now lets you stand out to high-intent buyers who are exhausted by winter’s low inventory but haven't yet been overwhelmed by May’s options.
  • Fewer Price Cuts: Statistically, about 19% fewer homes require a price reduction when listed during this specific April window.

The 2026 Reality Check

We’re seeing the "Lock-In Effect" finally start to dissolve. People who held onto their 3% rates for years are finally deciding that life—whether it’s a growing family or a desire for a quieter pace in Yamhill County—is more important than a mortgage rate. This means the buyers out there right now are serious. They aren't just "window shopping"; they are ready to make a move.
